The Arbor House Inn Bed & Breakfast is beautifully located on the banks of the South Fork of the Rio Grande River in the southern Colorado Rocky Mountains. Outdoor amenities include a canopied hot tub on the back deck overlooking the river, a vine-covered log arbor, three picnic/sitting areas with fire pits, dining/serving tables and barbeque grill. Private fishing is available on site as well. Numerous outdoor activities are available locally throughout the year such as golfing, rafting, fishing, horseback riding, ATVing, hiking, biking, snowmobiling, downhill and cross-country skiing. In nearby towns guests can take in an inspiring performance at the Creede Repertory theatre or enjoy a theraputic soak in the Pagosa Hot Springs. Each of the inn’s five guestrooms has its own private bath, unique decor, and king, queen or twin beds. All guestrooms have streaming TV, wireless internet, stocked mini refrigerator, microwave, coffee/tea service, hairdryer, robes, and complimentary chocolates. The honeymoon suite also offers a candelabra fireplace, whirlpool tub for two, and the option of breakfast delivered to the guestroom. A full gourmet breakfast is served daily with the theme rotating between sweet and savory. The star of the show might be sweet potato pancakes or stuffed French toast topped with seasonal fresh fruit and whipped cream. One might find savory breakfast sandwiches of bacon, basil, tomato and avocado on toasted French bread; parfaits of house-made soft granola, Greek yogurt, blueberries, strawberries, and chopped pecans; creamy, three-cheese scrambled eggs made with fresh eggs from our own Arbor House Inn chickens and seasoned with just-picked herbs from the greenhouse. Piping-hot coffee, a selection of teas and a variety of fruit juices are always on hand to round out the show. Special diets are accommodated as closely as possible when given prior notice.

Reservation/Cancellation Policies:
Cancellation Policy
A refund is given less a $25 cancellation fee if cancelled outside 14 days. If cancelled inside 14 days and we are able to rebook your room, a cancellation fee of $25 per room per day is charged. If cancelled inside 14 days, the stay is shortened, or there is an early check-out and we are UNABLE to rebook your room, you are still responsible for your reservation. The room is yours for the entire time reserved. Any deposit previously made will be forfeited, and full payment will be charged.
-Holidays, weddings and groups require a notice of 30 days for cancellation.
-We understand that almost all of our guests who cancel do so for legitimate reasons; nevertheless, we must uphold our policy evenly and across the board without judging whether one guest’s reason is more valid than another’s.
